Industrial & Logistics Investment Review & Outlook 2022
This report analyses the 2021 industrial & logistics sector in Australia and New Zealand and outlines predictions for 2022.
March 30, 2022
Key report insights include:
- Industrial & logistics transactions equated for 41% (NZD 1.50 billion) of all commercial property sales (for transactions over NZD 5 million) for 2021, a decrease from 46% (NZD 2.1 billion) in 2020.
- We have seen the compression of yields continue across the country throughout 2021, finishing the year at historical lows with Auckland prime at 3.88%, Wellington prime at 5.83%, and Christchurch prime at 5.38%.
- We forecast yields to be anchored at current levels throughout 2022 and then for a slow upward movement commencing through 2023, with prime and secondary yields drifting above 4.00% and 5.00% respectively by the end of 2026.
- Significant volumes of unsatisfied capital allocated to Australasia’s industrial & logistics sector bodes well for solid increases in capital values in 2022.

We expect to see a range of capital sources to continue to show extremely strong interest in acquiring assets either directly or through onshore managers, which will maintain the extremely high level of competition for assets and portfolios of scale throughout 2022.
