The former Southbridge Fire Station, which sits on a prominent corner site in the rural settlement of Southbridge is for sale through JLL agent Chris Harding. The property will be sold through an open Tender campaign closing 4pm, Wednesday 7 November, 2018.

 

Zoned Living 1, the property is ripe for redevelopment. Built in 1957 the Fire Station building sits on a 665sqm site with profile to St John and Gordon Streets in Southbridge township, which is 52kms from Christchurch. The appliance bay, which opens onto Gordon Street, was extended during the 1980s to include a store room, kitchen, entry and toilet facilities. There is also a freestanding double garage which fronts St John Street which is of more recent construction, combined the buildings provide 206sqm of space.

 

"This is quite an iconic property, with fantastic glass paned double garage doors, providing superb natural light and it looks straight out to the street. There are also garden and lawn areas to the north-west, which cannot be built out," explains Harding.

 

The property is currently leased to a local builder who utilises the premise for storage. Located opposite the Southbridge Hotel in central Southbridge, the property adjoins existing commercial businesses, which include a joinery workshop, mechanical workshop, service station and retail outlets.

 

Due to the proximity to Christchurch, Southbridge and nearby Leeston have had several housing developments constructed in recent years. The population in Southbridge alone is expected to climb by close to 20 percent between 2017 and 2043.  

 

"A new owner could develop the property or renovate to suit as either residential or office space. It would also make an ideal live/work space given its location near other businesses, or it could be transformed into a bach, says Harding.

 

"The NBS for the property is below the 33 percent threshold so the first thing a new owner would need to do would be to address this. It may be they decide to start afresh or could renovate and bring the property up to standard. The size of the site and the advantage of being on a corner means it would allow easy access for development."
