Three individual strata floors in a brand new freehold office/retail building are for sale through JLL, with a sale closing date of 4pm Tuesday, 4 September.

JLL agent Chris Harding describes the property as being an opportunity for smaller businesses to secure a brand new premise in what is a central and well-serviced area of the city.

"We are marketing levels three, four and five of the property, of which each level is approximately 190sqm," he says. "The building is in the Central City Business Zone, which has a principle focus of being an area with diverse businesses, accommodation, community and cultural activities.

"The property was recently completed and has a new building standard of 100 per cent, allowing peace of mind for any tenant or owner. There is retail space on the ground floor which has been tenanted by the Coffee Club and their fitout is currently being completed. The top two floors at level six and seven are residential units."

The building has been finished to a high standard with views across the city. The building has lift access to each level, with all levels having their own ablution facilities.

"The property is located on the pedestrian only portion of High Street, so noise and pollution levels should be reduced as a result," explains Harding. "Following the demolition of buildings in the CBD after the 2011 earthquakes, most of the buildings in the nearby vicinity are relatively new."

Popular retailers such as Lululemon and Infinite Definite as just across the street in the ANZ Centre development. The area itself is home to 40,000sqm of office space and 20,000sqm of retail space with major developments such as The Terrace, BNZ Centre and The Crossing in conjunction with Ballantynes and the Re:start container mall being nearby which will inevitably add to the foot traffic outside the property.

Car parking in the area is available with 700 parks at the Lichfield Street carpark, 570 at Hereford Street, 530 at The Crossing and in future, 300 will be available at The Terrace. Bus services are also nearby on the corner of Lichfield and Colombo Streets.
