A large land holding in Pokeno's Gateway Business Park is for sale through JLL. The freehold 28,600sqm site sits only metres from the Yashili New Zealand Factory and is the last industrial zoned site available in the area. It will be sold through an expressions of interest campaign closing 4pm, Friday 1 June 2018.

JLL agent Henri Yeoman says, "This property could be seen as an attractive proposition for a business coming from either the Waikato or Auckland, with Pokeno having immediate access to SH1 and SH2.

"Greenfield land in Auckland is becoming quite scarce, subsequently owner occupiers, investors and developers are now looking further afield to areas such as Pokeno. Being a flat site with three road boundaries the site has great access and development potential. It can also be subdivided into blocks down to 1,200sqm." says Yeoman.

Zoned light industrial, the property would suit a range of uses both industrial and non-industrial, such as manufacturing, product distribution, storage, cafes, takeaway stores, veterinary centre, fitness centre or garden centre.

The maximum height allowance for the site is 15 metres with a restricted discretionary height of 20 metres.

The location is pivotal in terms of access to a multitude of city centres and with this comes access to both ports and airports. The property is approximately 20-minutes drive to Manukau, 30-minutes to Auckland Airport, 40-minutes to Auckland CBD and 50-minutes to Hamilton.

"Travel time to Hamilton is expected to be reduced when the Waikato Expressway is completed in 2019. Tauranga can also be accessed in approximately two hours, and being located in Pokeno instead of Auckland CBD means there is no motorway traffic to cause delays," explains Yeoman.

JLL agent Tim McGoldrick says, "Pokeno is a growing area with new residential subdivisions currently in development nearby. With Auckland house prices increasing so much in recent times, people have turned to areas such as Pokeno to live and in turn this has created a growing workforce for businesses based in the area.
