Rosebank Road is a popular industrial area in Auckland's North-West, and with a multitude of businesses operating in the area, good space can be hard to come by.


JLL agent Luke McGill says, "The Rosebank Road area is arguably the closest industrial precinct to Auckland's CBD being only 12kms away, so businesses based there enjoy the benefits of the locality and cost savings gained by being close to the CBD. With the Waterview Connection in place, drive time to Auckland Airport and further south has also been significantly reduced."

Zoned light industry, Unit B at 390 Rosebank Road is a 505sqm property consisting of 65sqm of ground floor office, 89sqm first floor office, 353sqm warehouse and 10 carparks. The property sits on the western side of Rosebank Road mid-way between the junctures of Charann Place in the north and Fremlin Place in the South and is being offered for sale with vacant possession through an expressions of interest campaign.

Rosebank Road is a busy arterial road with an estimated 22,000 vehicles passing per day during the working week. Traffic flow is medium to heavy in nature, with peak morning and evening weekday flows. 31% of the properties in the area are manufacturing businesses, with a further 25% being wholesale operations, meaning traffic flows are heavily influenced by vehicles servicing these business operations.

The Q1 Pulse Report released by JLL Research, shows vacancy in the Avondale area has decreased from 2.7% in December 2016 to 2.3% in December 2017.

JLL Associate Director of Research, Tom Barclay says, "Rosebank Road is a well-established industrial area which is experiencing low levels of vacancy in response to improved infrastructure and tight market conditions city wide. With properties such as this hard to come by, many industrial businesses are faced with moving further out of the city to areas such as Auckland's north-west or South Auckland. Given the persistently low levels of vacancy, properties being sold with vacant possession are in relatively high demand with owner occupiers."
