The Auckland fringe suburb of Grey Lynn is a popular and vibrant place to reside with specialty shops, bars and eateries and is a stone’s throw from the bustling area of Ponsonby.

This large warehouse/office is located on the main arterial of Great North Road, which allows easy access to buses and linkages to motorways, train stations and the CBD.

The current building on the 429sqm freehold site, is a 501sqm property which was built in the 1960s. It comprises of low and high stud warehousing with mezzanine storage and offices and comes with two carparks. An additional car could be parked on the ramp leading up to the roller door of the property.

JLL agent Jason Armstrong explains, “In addition to the location, one of the key attributes about this property that makes it special is the space itself and the flexibility the large building provides. A variety of businesses could utilise this space. It would suit a coffee roasting business, workshop, wine shop or a digital media agency could be based here. The blank canvas provided means the new owner or tenant just needs to use their imagination.

“The existing office space could also be easily converted into either one large apartment or two smaller apartments with the warehouse space remaining as is for the right business,” he says.

The Auckland Unitary Plan saw many properties located on main arterial routes see a change of zoning. This property has convenient access to services, employment, education facilities, retail, entertainment and public transport, which saw it zoned as residential – terrace housing and apartment building.

The building currently adjoins a tyre shop on one side and a pet shop on the other, with the rear property being residential.

JLL agent Alex Wefers says, “The property has a fantastic street frontage of approximately 12m to Great North Road. This provides great exposure to the high volume of traffic of which more than 13,000 vehicles pass per day.

“With many people looking to live in areas such as Grey Lynn, properties such as this one become popular targets for businesses looking to take advantage of the exposure offered by being on a main arterial road and the growing population in the area. A great example is the neighbouring property, which was once a warehouse that was converted to a pet shop and along the road is a high-end European car dealership, who are also making the most of the Great North Road location.

“Not to be overlooked is the opportunity the zoning provides to savvy developers who see the benefits of the location and the fact the site itself is relatively flat and of a rectangular shape, which would make for a stable building platform for a residential property,” he says.

The property is for lease or sale through an Expressions of Interest campaign closing 4pm, Thursday 12 April 2018 (unless sold or leased prior)
