92 Owens Rd Epsom.jpgA large residential property zoned residential single house, with resource consent in place for healthcare services, is for sale in the popular suburb of Epsom.

JLL agents Jarred Hill and Jeremy Sim, who are marketing the property, say the house was built in the early 1900's and the owner occupier, who is the vendor, currently runs a psychology and psychotherapy services practice there. The vendor is selling the property with vacant possession or is prepared to lease the property back for the medium term.

The building is approximately 170sqm and has seven consultation rooms with heating and air conditioning. It sits on a full site of 1,036sqm and has 10 onsite carparks at the rear.

"This is a busy area which sees approximately 10,000 cars pass this site per day during the working week. This along with property's character, the convenience of the location and the fact the property has great parking, makes it an attractive proposition for any healthcare provider," says Hill.

"In the past the property has been used for a doctors practice, so the house can easily be utilised as medical rooms. Due to this, there is plenty of scope in terms of the type of buyer who may be interested, a dental practice, GP office, osteopath, chiropractor, physio, or it could simply be converted back to residential," he says.

The property is within close proximity to some of Auckland's top schools, which makes for a short commute to schools such as St Cuthberts, Dilworth, Epsom Girls or Auckland Grammar.

"The location is top notch being within walking distance to Mt Eden Village and it is within the Double Grammer Zone, which of course is a major drawcard in itself. The increasing population of the Epsom region as a whole will inevitably see demand increase for healthcare services and this property is a top proposition for anyone wanting to open a practice in the area," says Sim.

"In terms of reaching important areas of the city, the property is only a seven-minute drive from the Market Road off-ramps and a ten-minute drive to the onramps at Greenlane. It's also a convenient location when it comes to getting to the CBD, being just over 5km away, making it a nine-minute drive. The airport is only 16km away, so on an average day would take approximately 20-minutes by car," Sim says. "And of course, all of the shopping, dining and entertainment options in Newmarket are just five-minutes away," he says.

The property will be sold through an expressions of interest campaign closing Friday 16 March 2018 (unless sold prior)
