JLL agents Sam Smith, John Binning and Ian Hall are marketing two freehold units on Normanby Road in the popular Auckland suburb of Mt Eden.

Built in the 1980s, the two industrial units B8 & B9 at 31-49 Normanby Road are currently vacant.

Unit B8 consists of a 533sqm warehouse, 205sqm office, a 205sqm workshop and 16 carparks and Unit B9 consists of a 440sqm warehouse, 45sqm office and eight carparks.

“These units are in a prime location and would suit owner occupiers or be a superb investment. The fact they are interconnecting allows flexibility in tenancies as it could be leased to one large tenant or split to suit. Put together the total warehouse space is 973sqm and total office space is 455sqm with 24 carparks, which is substantial space for this popular location,” says Smith.

Zoned mixed use under the Auckland Unitary Plan, a new owner could extend the property to up to four storeys. There is also the option for it to be utilised in a residential capacity.

“The opportunity exists to purchase one or both properties as they are located in the same development on what is a significant site. Industrial opportunities in central areas of Auckland such as Mt Eden are sought-after especially by owner occupiers. This secure property is in good condition and with the amount of parking and the size of the facilities on offer it represents a prime opportunity,” says Binning.

The Normanby Road area is home to other commercial properties including a large number of warehouse developments inter-mixed with some new office buildings. Normanby Road is a secondary transport route linking Mt Eden Road with Khyber Pass and is a central point to both Mt Eden and Newmarket.

The City Rail Link is just moments away and the two units are in close proximity to the likes of Newmarket, Ponsonby and the CBD, not to mention right on the doorstep of major transport routes.

Auckland Council expects the number of city centre and city fringe residents to double by 2041 to 140,000 and forecasts that city centre and city fringe employee numbers will double to more than 200,000.

The units are being sold by an Expressions of Interest campaign closing 4pm Thursday 16 November, 2017 (unless sold prior).
