JLL agents Alex Wefers and David Mayhew are marketing 223 Main Road, Kumeu, a 5.271 ha freehold site which adjoins the Kumeu Industrial Estate and has a 334m frontage to the North Auckland railway line. The site is predominately flat and currently has two houses and several outbuildings that provide some holding income. 

Says Mayhew, “The amount of change occurring in the area means that this plot of land is in an influential location and presents a great opportunity.  It is zoned Light Industry and will assist in filling the north west and North Shore shortage of industrial sites. The site would suit mid-quality industrial lots with the opportunity for some live/work units to be included, potentially along one side of the site, which backs onto a stream.

“Most sites in Westgate and Hobsonville have been allocated, meaning this site in Kumeu represents new supply for those looking for an industrial site in the region.” 

Kumeu and Huapai are experiencing high residential growth, along with Auckland’s north west, with thousands of houses forecast to be built. The Huapai Triangle subdivision is currently underway with up to 1200 house lots expected to be developed. This residential development also adjoins the site and is within walking distance. 

The population living within the Huapai/Riverhead area in 2016 was estimated to be 8,210, this is forecast to increase to 19,510 by 2043.

“The increase in population means that commercial areas also need to be developed and this has already commenced, with a 10ha mixed-use site currently under development next to the new New World Supermarket. All this is part of a town centre development which is rather exciting for the region and is a bonus for this property as the town centre will be well within walking distance,” says Mayhew.

Employee growth in the past ten years within the Huapai area was robust and contained one of the highest growth rates within the Auckland region. The employee count increased from 1,250 in 2006 to 1,700 in 2016. This represents a growth rate of 36 percent or 450 employees between 2006/2016.

Also new to the area is the Auckland Tourism, Events and Economic Development (ATEED) Kumeu Film Studio, which sits adjacent to the 223 Main Road site. A blockbuster movie called “Meg”, which is set to be released next year, has already been filmed there by Warner Brothers. With the Studio being attractive to domestic and international producers it is expected that further films will be in the pipeline, which will see increased investment into the area.​

The property is in a highly visible location across the North Auckland railway line and opposite the burgeoning Kumeu township. Current access to the site and buildings is via a railway crossing from Main Road, however future access options are available. 

Wefers says, “On the southern boundary there is right of way access onto Wookey Lane and the Kumeu Industrial Estate. Discussions with the neighbouring owner and council indicates that the likelihood of the continuation of Wookey Lane into the site is high. 

“Adding to the appeal of the property is the fact that travel times to and from Kumeu have improved exponentially, following the extension of the North Western Motorway and the opening SH 16 and Waterview Tunnel.”

The property will be offered as vacant possession and sold through an Expressions of Interest campaign closing 4pm, Wednesday 13 September 2017 (unless sold prior).​​
