Hutt Road building offers CBD perks without the cost or chaos

The top floor of a unique hexagonal Petone building is available for lease through JLL.

Located little more than 10 minutes’ drive from Wellington Railway Station, the building at 10 Hutt Rd offers all the perks of CBD office space without the skyscraping cost. 

Its stunning panoramic views serve as a constant reminder of its proximity to Wellington city. 

Once the site of Odlin’s head office, the building has recently undergone a comprehensive make-over, both inside and out. 

Its timber frame has been retained and the 1,038sqm top-floor space now boasts air-conditioning and double-glazed windows, as well as new ceilings and carpet. 

The space is mostly open plan but includes some offices, a boardroom and kitchen and bathroom facilities. It has a contemporary base fit-out to suit any tenant’s needs. 

JLL agent John Persico says the recent buzz of activity in Petone has made it an increasingly attractive location.

“Bunnings joined The Warehouse and Warehouse Stationery in the area after opening in April this year, and with Rebel Sport, Briscoes and Kmart all moving into the neighbourhood, there is no doubt that Petone is growing.”

The development of the retail sector has been accompanied by the expansion of Wellington’s café culture into Petone. 

“Not only is there a container café onsite, but several cafes have popped up in and around Petone, giving workers greater choice for their lunch breaks and in choosing a location for their next business meeting," Persico says.

Countdown and Pak ‘n’ Save are conveniently located only several hundred metres down the road from the building.

In this way, the office space has all the perks of a CBD location, without the chaos, Persico says.

“With 70 carparks on site, and up to another 100 on the roadside, the common irritation of having nowhere to park in the CBD is not a problem here. 

“It’s no longer going against the grain to move your company or office to the suburbs, particularly if it offers the same opportunities as the city centre but without the cost or the chaos. Sitting on the edge of the suburbs but in full view of the city, Petone is the best of both worlds.” 

The profile of this office space, located just off the Hutt Road roundabout, will be increase further as the Petone-Grenada Link Road project gets under way. 

Construction of a four-lane route between Petone and Tawa is expected to commence in 2019, making it quicker and easier for people to travel around the Wellington region.
