A warehouse and office facility located at 9 Richard Pearse Drive, Mangere, is available for lease through commercial property specialists JLL.

JLL Industrial sales and leasing agent Mitch Broderson, who specialises in the Manukau and Wiri areas, is marketing the property in conjunction with JLL’s head of industrial, Sam Smith. 

The medium stud-height warehouse of 4,238sqm with single-level open-plan corporate offices of 994sqm will become available towards the middle of this year.  

The 1.71ha site has 3,220sqm of development land, offering all potential tenants the ability to expand the warehouse to accommodate future growth. 

The warehouse has a breezeway, allowing drive-through access from Richard Pearse Drive onto Ascot Road, for all-weather loading and unloading. 

There is plenty of parking on site with large signage capability offering excellent exposure onto the busy Richard Pearse Drive.

Smith says Richard Pearse Drive is an excellent location right next to Auckland Airport and the Southwestern Motorway, making it popular with freight, transport and logistics companies. 

Completion of the Waterview Connection represents the final link in the Western Ring Route. The new infrastructure will have dramatic effects on Auckland’s existing traffic grid, rerouting traffic and bringing the key industrial and commercial zones of South Auckland, Central Auckland, West Auckland and North Auckland closer together in driving distance*.

“This is a sought-after location, given the improved local infrastructure with the upgrade to George Bolt Memorial drive intersection and the Waterview Connection due for completion in 2017. The transport links just keep getting better,” Broderson says. 

South Auckland remains the industrial heartland of Auckland and New Zealand as a whole, Smith says.

“The Southern Auckland industrial market is solid. Occupier demand remains high across the region, pushing vacancy across the Auckland region to a 10-year low of just 2.7%. Limited space in alternative locations such as the North Shore have pushed tenants into the Southern precinct, decreasing vacancy in Manukau and the Airport corridor to 3.0% and 2.2% respectively,” he says.
