JLL sales and investment agent, Chris Harding, who is marketing the property by way of tender closing 9th March 2016 at 4pm says “Given the demand for new housing in the region, the property provides a fantastic opportunity in the current Christchurch market that is primed for a multi-unit residential development site or a substantial, quality-built town house with a large garden.”

The property encompasses a 450m² architect designed house built in 2001 featuring copper roofing and with flooring and main staircase of Burmese teak. Set on established grounds, the fully air-conditioned house, designed for entertaining, has a large kitchen, three double bedrooms and four bathrooms. A large floor to ceiling glass window can be operated electrically giving the spacious dining room access to the terrace. Within the house there is also an independently accessed apartment comprising a sitting room, double bedroom and shower room.

A separate building has a garage for four cars. Above this is an 80m² flat with two small double bedrooms, a living room with open kitchen, shower room and usual offices.

The wooden-framed, weather-boarded house and garage were designed so that they might be relocated to enable redevelopment of the site. There are four separate titles. An earlier building on the site is believed to have housed the first governor of Christchurch.

The property is situated within the Four Avenues and is bordered by Bangor Street, Kilmore Street, Oxford Terrace and newly designated parkland. It is opposite the well-known Pomeroy’s Old Brewery Inn. The area is now known as the Avon Loop Precinct.

Harding continues, “With three street frontages the site has excellent access and an inspiring outlook over the Avon and to the North over the new park. This is a unique opportunity to purchase within the Avon Loop.

2 Bangor Street is zoned Central City Residential which amalgamated all the original living 4 zones and is characterised by a variety of residential environments. Medium to high density is prescribed throughout the zone with a maximum building height of 11 metres.
