Lincoln Road sites present significant development opportunities

Two large Henderson sites offering numerous development opportunities on over 5 hectares of vacant land are for sale through JLL.

Lincoln Road Henderson.jpgThe combined sites are located at 313 and 329 Lincoln Road and together provide 5.9 hectares of developable land in the rapidly growing commercial precinct of Henderson. JLL industrial sales and leasing agents Luke McGill and Ben Curran are selling the properties via an expressions of interest campaign closing at 4pm on Friday 4th March 2016.

The two former vineyard sites at 313 and 329 Lincoln Road are bordered by the North Western Motorway, Lincoln Road and Central Park Drive. McGill says a wide range of development options are open for the sites which have access to Lincoln Road and provide huge motorway exposure.

“The sites are currently zoned Working Environment under the Waitakere District Plan which allows for a range of business activities such as retail, commercial and industrial operation. Under the proposed Auckland Unitary Plan the sites will be zoned Light Industrial allowing for logistics, storage, manufacturing, distribution and transport facilities,” says McGill.

McGill adds, “Lincoln Road is one of Auckland’s busiest roads and perhaps the most coveted motorway position, serving as the gateway to West Auckland. With proximity to the vast majority of West Auckland’s ever growing re​sidential catchments, coupled with the high profile motorway exposure, these properties will be strategically sought by a range of developers, investors and owner occupiers.”​

The properties sit within the nexus of a considerable amount of urban development and a main transport interchange. Lincoln Road is a Regional Arterial Carriageway and the main gateway to Waitakere City. The properties are located approximately 13 km west of the Auckland CBD, 4.5 km from the Henderson Town Centre and approximately 4.5 km from the Westgate Shopping Centre.

The Lincoln Road Business District is an area that has undergone significant commercial redevelopment over the past 10 years. It comprises a mix of commercial, industrial and retail uses together with segments of residential use and a number of large land holdings currently utilised primarily for viticulture and horticulture. The location of the sites benefit from the already established commercial bulk and infrastructure provided by the several large retails centres as well as the growing catchment that is expanding outward from Auckland city.

As the attractiveness of the area improves for a broad range of occupiers and various businesses, JLL expects there to be an uplift in Lincoln Road/Henderson precinct.

Curran says with the completion of the Western Ring Route he expects increased land values and rent for industrial owners in West Auckland.

“With the improvement of road networks we will see a rise in desirability for the area. Henderson in particular will see their levels of connectivity to the rest of Auckland increase significantly. This will largely impact on investment pricing as greater connectivity is likely to mean stable occupier demand, reduced vacancy risk and sustained future investor interest,” says Curran.

Curran continues, “The new infrastructure will dramatically reduce travel times between commercial/industrial hubs and allow West Auckland to be located within a workable distance from the predominant trade and logistics activity of industrial operation, therefore making the site especially suited for a manufacturer or distribution focussed operator.”​
