Strengthening programs ignites capital’s character

Seismic strengthening programs have been undertaken in many of Wellington’s historic buildings and is igniting interest from Wellington’s creative business syndicate.

Old Bank Wellington.jpgIn order to meet New Building Standards (NBS), many of Wellingtons historic and character buildings have undergone extensive structural strengthening programs in recent years and the result has been a resurgence of interest from creative thinking tenants who are looking for the exposed, high stud and industrial style of buildings.

JLL Commercial Leasing​ specialists Darwin Brooks and Andrew Fullerton-Smith have been working closely with many landlords in the Wellington region who are undergoing seismic strengthening and now have a range of quality heritage-rich buildings available which meet a high NBS, including the Hobe Gibbons Building, NZX building, Ex Clemenger House and Central on Midland Park. 

Darwin Brooks says, “Wellington has a thriving creative underbelly of emerging business lines, technology and media talents who don’t want impersonal office towers but are unwilling to compromise on the structural integrity of the building. Buildings such as Hope Gibbons have adopted this innovative vision and offer individualised character spaces which provide flexibility and creativity to these tenants.” 

With these character buildings in high demand, landlords are being rewarded for the capital spent on the scope of work as there has been a strong attraction from quality tenants. Central on Midland Park, Ex Clemenger, Old Bank Arcade and the NZX building are added to the list of character spaces which JLL has available for lease that have embraced the quirky nature of their loft style spaces whilst ensuring they provide seismically strengthened premises for tenants.

“As the lease expiry cycle roles over these types of tenants will have a renewed appetite for strengthened buildings to fit their creative space briefs. The fact remains that there has been a flight to quality that incorporates not just the style of building but the structural integrity, this is one of the most prominent questions on the minds of tenants in today’s market” says Andrew Fullerton-Smith.
