One of Mt Wellington's largest industrial sites - 100 Carbine Road - is currently for lease and this is also one of last remaining buildings on the market of this size in the area.

Sam Smith, National Director of Industrial at Jones Lang LaSalle, says, "Overall industrial vacancy in Mt Wellington currently sits at 5%. 100 Carbine Road covers an area of 4.4hectares and represents a significant chunk of the vacancy in the area, so once this property is leased, we will see vacancy fall to 3.4%- a level last seen in 2007.

"With limited supply of industrial stock and suitable space for the needs of many modern industrial users within consolidated areas, tenant options are restricted. Large sites like this in Auckland's central industrial area, come onto the open market very rarely, so when they do become available, it is highly contended for."

Mt Wellington is considered one of Auckland's premier industrial areas due to its excellent connections - only 12 minutes' drive away the Auckland CBD and situated on State Highway 1.

The property itself features over 16,000sqm of quality warehousing, 1,096 sqm of office and amenities as well as 5,031sqm of canopy and yard. It is particularly suited for occupiers who are seeking significant storage or manufacturing space.

Paul Steele, Associate Director of Industrial at Jones Lang LaSalle, continues, "There are very few large-footprint warehouse and office facilities being offered to the market in Mt Wellington. As larger occupiers seek to find satisfactory sites, brownfield sites are increasingly becoming the only option for businesses hoping to establish themselves in Auckland's more established industrial suburbs."

Steele concludes, "As demand in this area increases and vacancy rates fall - especially once this property is leased, overall property costs for occupiers are likely to begin to creep up and this is already being demonstrated with reducing incentives available in consolidated industrial areas including Mt Wellington."

The site includes an original warehouse of 8,800sqm of space and provides a stud height of 7m, and a 7,500sqm modern warehouse extension which rises to a 10m stud.

The warehouse is accessed off Carbine Road and Gabador Place, providing drive-thru yard access. The warehouse also has a full sprinkler system and can be accessed via five roller doors.

The property itself is offered by way of a sub-lease by the current tenants, VisyPet, which runs until October 2017. Tenants also have the option of utilising space from 7,000 up to 16,281sqm of warehousing
