​Jones Lang LaSalle is marketing 106 Lansford Cresent, Avondale for sale or lease at a time when Avondale is re-emerging as a key industrial location.

The property, which has a total land area of 7,888 sqm, is situated close to the SH20 Waterview Connection, a major roading initiative that which is currently under construction. This will subsequently open up this area to renewed tenant interest and likely increase appeal to potential investors.

Sam Smith, National Director of Industrial says, "With the new Waterview Connection, which is due for completion in 2017, this will surely revive the Avondale and New Lynn Industrial and commercial market. As this project progresses we have seen a significant increase in the level of interest in industrial property in Avondale triggering higher levels of market turnover. 106 Lansford Cresent represents an excellent opportunity at a time when the market is yet to fully price in the impact of this final link to the Western ring route."

Smith continues, "Avondale currently sits as a secondary industrial location. The completion of this new roading connection is extremely important for the continued improvement and development of Auckland's future transport network and will put Avondale back on the commercial property map."

The connection of SH20 with SH16 will open up a new strategic route for the region from Manukau, across the south west part of the peninsula and to the north, relieving the pressure from SH1 and dramatically improving the flow of traffic through the whole central roading network.

The fully sprinklered building features 2,450 sqm of warehouse space and 324 sqm of well-appointed office. Scott Bishop, who is working on the campaign Sam Smith, adds, "We are anticipating a lot of interest in the property from tenants, private investors and particularly owner occupiers given the current low interest rate environment. Owning a property is likely cheaper than leasing for many companies at present.

Bishop continues, "With the completion of the link arterial road (Tiverton and Wolverton) from SH20 to New Lynn scheduled for Christmas, Lansford Cresent is back on the Auckland Industrial property radar.
