1 Walton Leigh Avenue, Porirua which is currently home to The Ministry of Defence, Ministry of Social Development, Housing New Zealand and City Fitness Gym is now looking for a new tenant to fill 3,000sqm of its premises.

The Ministry of Defence is consolidating its operation into the CBD over the coming months.  The Ministry has been based at this address for more than 20 years, as a significant IT site it is extremely well connected with Fibire and incorporates the infrastructure for a major data installation.  The infrastructure would suit a tenant with a high degree of sensitivity around their data that would be able to take advantage of the significant investment the NZDF have made in the building.
The flexible Landlord has space available up to 3000m² available as is at circa $190 psm or if reqyired can be refurbished  and can include new ceilings, lighting, carpet, new bathrooms fixtures and fittings, creating options for all budgets making this a very attractive office space to have on the market and as such will see much interest from local businesses.

Stu Turnbull, Senior Broker for Commercial Leasing and Sales at Jones Lang LaSalle, who has Master Agency, says, “This is a particularly unique opportunity to appear on the property market and we have already seen a lot of interest. The building itself is seismically very strong with the weakest point currently rated at 71% of the New Building Standard and the remainder  of the building at 85% of NBS, meaning that if it’s not the strongest, it’s one of the strongest and safest office Towers in Porirua.

“As Master Agent we have had a number of interested parties, from multi nationals to government agencies and local businesses who are conscious of providing a safe and sound place of work for their staff, as well as taking advantage of the redundancies this building provides, ensuring a very good chance of business continuation in the event of a major earthquake. The Landlord is happy to provide full fit out options with multiple choices of finish to suit the incoming tenant requirement.”

Steve Rodgers, National Director of Leasing at Jones Lang LaSalle, continues, “There has been a general migration towards high seismically rated buildings particularly since the recent swarm of earthquakes and keeping Tenants abreast of the seismically sound options available has kept our agents very busy.  This opportunity not only represents an excellent opportunity for a large occupier to take advantage of a building with large floor plates and a high seismic rating, but also a building which is likely to be in a location that will be well outside any possible CBD “Red Zone” should a significant event occur.  This will prove vital for business continuity.”

Perfectly situated in the heart of Porirua, 1 Walton Leigh Avenue is a multi-level tower building with large floor plates of 1300m² which is very rare in this area. For the potential new tenant there is also the use of 26 car parks. Other tenants include Ministry of Defence, Ministry of Social Development, (National Fraud Investigation Unit, Child Youth and Family) and Department of Building and Housing.
